Monthly Maintenance Check List
- Check the dishwasher for leaks
- Check the water heater for leaks
- Check the water softener and replenish salt if necessary
- Clean refrigerator
- Clean the garbage disposal by grinding ice cubes, then flushing with hot water and baking soda
- Check tub and sink drains – unclog if necessary
- Polish wood furniture

Spring Maintenance Check List
- Examine and touch up exterior siding and trim with paint
- Look at sink, shower, and bath caulking for deterioration
- Remove the insulation from outdoor faucets and check sprinkler heads
- Service your air conditioning unit
Spring/Fall Maintenance Check List
- Hire someone to inspect roofing for missing, loose, or damaged shingles and leaks
- Replace batteries and test smoke alarms and carbon monoxide detectors
- Change the forced air system filter
- Check that indoor and outdoor air vents are not blocked
- Clean window and door screens
- Drain or flush the water heater
- Power-wash windows and siding
- Remove leaves and debris from gutters and downspouts

- Rake leaves and aerate the lawn
- Wrap insulation around outdoor faucets and pipes in unheated garages
Winter Maintenance Checklist
- Check the basement for leaks after every freeze
- Cover your air-conditioning unit
- Drain and store hoses and drain in-ground sprinkler systems before the first freeze
- Check the roof, gutters, and downspouts for damage after storms
